Austin Harris Residence
S.U.C.C.E.S.S. Austin Harris Residence opened in April 2007. It is a 50-unit affordable seniors assisted living developed under the Independent Living BC (ILBC) Program. It is situated on the former Austin Harris Elementary School site at 5411 Moncton Street, Richmond on a lot size of about 88,000 square feet.

Each unit is a self-contained one-bedroom suite with bathroom, open kitchen and living room, and is suitable for single or double occupancy. Together with other amenities such as common dining room, library/internet, lounge, multi-purpose room, common laundry room, spa room, scooter room and salon, the total usable floor area is about 53,000 square feet on a 2-storey wood-frame building. Outdoor amenity space including a landscaped garden is about 20,000 square feet.
Construction of the residence commenced in March 2006 and is scheduled for completion by the end of April 2007. The Residence expects to receive its first tenants in June 2007. All tenants are referred by Richmond Health Services.

Tenants of the residence will receive hospitality and personal care services, such as two meals a day, weekly housekeeping, weekly laundering of linens, social and recreational opportunities, assistance with medications, mobility and personal hygiene, and a 24-hour emergency response system.
This project is a partnership of S.U.C.C.E.S.S. Multi-Level Care Society, Canada Mortgage Housing Corporation (CMHC), British Columbia Housing Management Commission (BCHMC) and Vancouver Coastal Health (VCH). S.U.C.C.E.S.S. Multi-Level Care Society is responsible for developing and managing the residence.
Estimated project cost is $15.5 million. S.U.C.C.E.S.S. Multi-Level Care Society has committed $1 million to the project. CMHC will provide a capital grant of $1.25 million. BCHMC will provide the land which costs $3.4 million and interim financing which will be replaced by a 35 year mortgage upon completion of construction. It will also subsidize subsequent mortgage payments. VCH will provide operating funding. Tenants will pay 70% of their after-tax income.
