Salary: $21.00 to $22.00 per hour

Location: Olympic Village, Vancouver

 

About the Position:

This is a hands-on position responsible for building maintenance within a non-profit managed portfolio of mixed commercial and residential properties in a non-smoking environment. Responsible for general maintenance and repair duties of a residential housing complex. Work will include electrical, plumbing, carpentry, and other related general repair or preventative maintenance activities. Supports the management team in tenant maintenance administration.

Reports to: Facilities and Housing Maintenance Manager

 

Key Duties and Responsibilities:

  • Maintains a tool and parts inventory in a clean and organized maintenance area
  • Performs a variety of cleaning and maintenance tasks in and around the facilities
  • Performs repairs and renovations as necessary before and after tenant move in/move out
  • Repairs and maintains common areas and equipment
  • Monitors garbage removal and recycling
  • Assists the housing team in maintaining functional operation of the building systems
  • Identifies and coordinates with the direct manager repairs and maintenance of common areas
  • Roof maintenance, including checking and cleaning of drains and gutters
  • Supervises outside tradespeople for scheduled maintenance and repairs and assesses quality of work for acceptance recommendation purposes
  • Carries out unit and property inspections as assigned and completes required reports
  • Carries out equipment inspections and services as assigned and attests to results in the prescribed reporting formats
  • Delivers and displays building management notices as required
  • Maintains daily records and logs, proper documentation of tasks accomplished, and software entries
  • Assists co-workers with work orders and data entry
  • Responds to tenant’s maintenance work requests and building emergencies which may occur during or beyond regular hours
  • Manages elevator preparation for deliveries and Move ins/Move outs
  • Performs weekly security rounds of the building and maintenance inspections of common property and common area equipment
  • Works with Housing Team to maintain a preventative maintenance, inventory and record keeping system, ensuring all building maintenance work performed is in adherence to all building code and WorkSafe BC regulations and organizational policies and procedures
  • Supervises and maintains building and parking lot access to standards set by Management
  • Maintains and audits security camera systems, entry fob activating/deactivating, and fob tracking
  • Assists on regular inspection of security systems including fire alarms and sprinkler system;
  • Assists in coordinating access for third party service providers and shut down of building systems to accommodate installation of tenant improvements and/or modification to building systems
  • Provides excellent customer service by being responsive in a timely manner to all tenants
  • Understands the importance of professional boundaries as it relates to tenants, privacy and access to personal tenant information
  • Other duties as assigned or required.

 

Qualifications and Experience:

  • A Building Service Worker Certificate from a recognized institution plus at least 5 years of related experience or an equivalent combination of training and experience
  • Experience in basic carpentry, plumbing, drywall repairs, painting, electrical, etc.
  • Demonstrated applied knowledge of residential building and construction techniques and practices, maintenance and renovation methods, materials and equipment
  • Knowledge of residential tenancy act

  • Able to work independently to evaluate and prioritize a wide range of tasks in a timely manner.
  • Able to multitask in a fast paced environment
  • Able to communicate effectively and positively with tenants, other staff, independent trades and contractors
  • Able to take direction and establish strong working relationships with managers and co-workers.
  • Working knowledge of mechanical and electrical building systems is an asset (e.g. DDC security, HVAC)
  • Excellent knowledge of materials, methods and equipment used in maintenance work
  • Excellent communication skills (written and verbal)
  • Fluent in writing and speaking English; other languages is an asset
  • Good interpersonal skills
  • Basic computer skills using Microsoft Office Suite products
  • YARDI knowledge an asset
  • Solid understanding of safe work practices

 

Other Requirements:

  • A valid BC Driver License and access to a vehicle considered an asset
  • Clear criminal record check required
  • Able to work on evenings and weekends for emergency repairs
  • Able to work at other housing sites in the lower mainland as needed by workload and/or staff coverage
